Feasibility Study / Client’s Brief
We review the client’s brief, the site and budget to ensure that the end goals are realistic. This may involve a pre-application meeting with the local authority or the involvement of a planning consultant.
Measured Surveys
We will carry out a measured survey of the property and arrange for an Osmap to identify the boundaries of the site. Where required we can organise ground investigations, arboricultural and ecological reports, such as bat and tree surveys.
Architectural Design
Once a scheme has been chosen we will prepare plans, elevations and sections and where required we can provide 3D modeling of the design. During this stage we will liaise with the appropriate Consultants such as Structural Engineers, Quantity Surveyors, Mechanical and Electrical Engineers.
Planning Applications / Appeals
Baillieu Architects can deal with the planning application whether it is establishing a certificate of lawfulness, change of use or a full planning application. We have dealt with numerous local authorities and have experience in Conservation, Listed Buildings and AONB including South Downs National Park.
Building Regulations
We will produce the drawings required for Building Control and we have experience in dealing with many local authorities and private Building Inspectors.
Specifications and Tendering
Baillieu Architects can produce detailed drawings and a full specification for the project. We will also liaise with the client and contractor and recommend an appropriate building contract for the project.
Project Management
Once the building contract is signed then we can manage the project on behalf of the client and deal with the contract administration, site meetings, monthly valuations through to snagging and final completion.
Property Maintenance
At the end of the project Baillieu Architects will put together a service manual for the completed project. Once you have moved in we will run through all the services to make sure that you are using them efficiently. General property maintenance of buildings can be discussed and quoted for separately.
